The role of the Facilities Principal/Expert Project Manager is to be a strategy leader creating strategic plans for District's capital projects and refreshes annually. This individual will develop and maintain existing relationships with customers/clients. This will involve multi-year planning, bidding, and ensuring the successful completion of projects, both planned and unplanned. This role is designed to support the on-site construction team as required to ensure a successful project outcome.

We are a dynamic hybrid workplace environment that requires at least 2 days a week in the office.

Key Responsibilities:

  • Provides facilities and construction expertise to project managers and project teams to establish appropriate implementation strategy to include planning, designing communications, training development, implementation budgeting, delivery methods, and/or timing/bundling for complex initiatives.

  • Responsible for the management of significant facilities projects and small project teams on a System or Bank-wide scale from initiation to completion, managing multiple projects with accountability for monitoring performance recommending schedule changes, cost adjustments, resource additions, and ensuring timely completion of project deliverables.

  • Independently assesses and resolves complex problems with guidance only in the most complex situations; taking a broad perspective to identify solutions. Uses specialized depth and/or breadth of expertise to interpret internal or external business issues and recommends solutions and/or best practices. Provides advice/direction in primary areas of expertise and leverages technical expertise and relationships to contribute to strategy and drive business results. Focuses on day-to-day operational project execution, with contributions to broader planning within area of expertise.

  • Responsible for communicating with management regarding the status of assigned projects. Contributes to and creates papers, documentation and/or management presentations related to projects and initiatives.

  • Provides assistance and guidance to junior project managers and may provide work direction and review. Provides guidance and direction to contractors, consultants and vendors and manages ongoing relationships.

  • Uses broad knowledge base to lead multi-disciplinary project planning, resourcing, staffing, supply and subcontract management, progress reporting, and troubleshooting. Manages the integration of vendor tasks and tracks and reviews vendor deliverables.

Facilities Strategy Leader Scope:

  • Creates and leads Facilities Strategic Plan and refreshes annually

  • Trains new staff on the Strategic Planning

  • Contributes to leadership discussions regarding strategy, training, and resourcing.

  • Remains on the cutting edge of engineering, architectural and interior design related trends

  • Develops and maintain relevant benchmarking studies

  • Develops case use studies for upcoming capital investments

  • Coaches and mentor junior team member

  • Tracks lifecycle of Facilities Assets and plans for replacements

  • Engages with all Bank departments to document future needs

  • Identifies proper staffing levels and needs for capital project implementation

  • Monitors cost of capital investments to ensure alignment with budget guidance

  • Tracks key risks for the department and assists in the development of mitigation strategies

  • Collaborates with stakeholders to develop timelines for capital investment

  • Regularly revisits real estate portfolio demographics and advises leadership on required adjustments

  • Manage the Vendor Management Program workgroups.

  • Lead District Studies and District Standards workgroups including Building, Mechanical, Electrical, and Security Assessments.

  • Leads annual capital budgeting.

Qualifications

  • High School Diploma or equivalent years of experience.

  • Bachelor's degree in Construction Management, Engineering, Architecture or a related field (preferred).

  • Minimum 8- 10 years of experience in facility project management

  • Proven track record of successfully delivering projects on time, within budget, and to high-quality standards.

  • Strong understanding of project management methodology

  • Excellent communication, interpersonal, and negotiation skills.

  • Proficient in project management software

  • Strong analytical and problem-solving skills.

  • Ability to work independently and as part of a team.
