Job Title: Maintenance Repair Worker III

Salary Information: $38,809-$42,481

Nature of Work: Perform, operate and maintain all equipment in the Heating Plant using advanced maintenance skills. Must be able to provide technical guidance and may on a limited basis direct the work of other maintenance personnel in the area of expertise.

Work requires advance decision-making using a significant amount of independent judgment, self-directing and problem-solving. Work involves extensive trouble-shooting skills; the ability to inspect and diagnose the exact nature of complex problems and make necessary repairs; utilization of advanced preventive maintenance techniques; and, the ability to read, analyze and interpret technical data.

Work must be performed in accordance with all applicable building codes, departmental policies, procedures and protocols. Work environments will consist of indoor, outdoor, independent work or as a part of a team.

General supervision and oversight is provided to employees in this classification.

Essential Duties: 1. Operate steam boilers and related distribution equipment of the Heating Plant 2. Operation and cleaning of wood fired boilers

Secondary Duties: 1. Maintain various logs of heating plant equipment 2. Repair pumps, piping and heating plant equipment 3. Oil and grease pumps and motors 4. Perform repairs on wood delivering system 5. Perform other duties and preventative maintenance as assigned by the immediate supervisor 6. Overhaul boilers, including tearing down boilers for annual inspection 7. Perform chemical tests on boiler water and use results to determine the need in supplying appropriate water treatment and the need for a boiler blow-down 8. Remove and replace packing from valves 9. Perform periodic oiling and filter and belt changing duties on boilers, pumps, water conditioners, fans, air compressors and other equipment 10. Work various shift hours including nights, weekends, and holidays 11. Other duties as assigned.

Required Qualifications: High School diploma or equivalent Previous experience working with boiler operations

Preferred Qualifications: Strong mechanical background including welding experience

Physical Demands: The physical demands described below are representative of those that must be met by an employee to successfully perform the essential functions of this position. The physical requirements for this position may include, but are not necessarily limited to, climb ladders, push/ pull, bend/stoop, twist, reach, walk, sit, stand, and assist in safe lifting in access of 75 pounds. Ability to work in extreme indoor and outdoor work environment conditions is required attendance.
