ABM Industries Lead Maintenance Technician in Chandler, Arizona

Overview

The Lead Maintenance Technician troubleshoots, repairs, maintains, and installs HVAC and related equipment as assigned, and assumes day-to-day coordination of specific agreements or projects as assigned to ensure contractual commitments are met in a timely, cost-effective manner.

Pay: $55-63k/annual

The pay listed is the salary range for this position. An offer will vary based on the applicant's education, experience, skills, abilities, geographic location, and alignment with market data.

Basic Qualifications:

• Must be 18 years of age or older

• Must possess valid, unexpired driver's license

• High School Diploma, GED or suitable equivalent is required

Preferred Qualifications:

• One (1) year of prior HVAC o mechanical technician experience is preferred

• One (1) year of prior lead or supervisory experience is preferred

Responsibilities:

  • Operate and maintain heating and air conditioning equipment as required in accordance with the manufacturer's recommendations (manuals on file in maintenance offices and on a share drive for all maintenance staff), including, but not limited to, boilers, compressors, chillers, condensers, pumps, fans, air handler units, make-up air units, roof top units, unit heaters, fan coil units, exhaust fans, air circulators, variable air volume devices, fan coil units, split systems, data room A/C units, cooling towers, heater exchangers, hot water pumps, hot water heaters, chilled water pumps, dampers, and other heating, ventilation, and air conditioning related equipment within the normal scope of the maintenance technician responsibilities and capabilities.

  • Check all floor damper gauges, supply, and return, ensuring that they are at the correct PSI or differential setting based on site conditions and manufacturer recommendations to ensure no air leaks are present.

  • If any leakage is detected due to a bad hose, gauge, electropneumatic relay, or faulty damper diaphragm, repair immediately.

  • Check building automation system again and note all discharge return and mixed air temps along with rising or falling outside air temperature.

  • Using the internet, get an updated weather forecast and check the area radar.

  • Walk the building and check all common area floor A/C units along w/ any tenant or vacant spaces under the direction of property management.

  • Check ice machines and check cubes and make sure they are not watery.

  • Spot check bathrooms. Check auto-faucets and make sure drains are working properly.

  • Check all hall lights and exit lights and change immediately if out or blinking. Check all other floors and note same items.

  • Check building automation system again and note all temps and adjust if necessary.

  • Replace lights and ballasts, fulfill requests from the day before, and address any bathroom deficiencies before tenants arrive.

  • Repair items as requested, e.g., time stamps, staplers, furniture casters, etc.

  • Check and synchronize all clocks, either battery or electrical, and replace batteries as needed.

  • Check cooling towers/chillers/etc,. vacuum tower basin, check chemicals (add if necessary).

  • Check gear oil level and listen to the motor.

  • In winter or heating months, check master heat control panels, check floor temps, and adjust if necessary.

  • Raise or lower discharge air temp and mixed air temps on building automation system. Check each floor's heat panel. Check switches. Check wiring. Check for overheating.

  • If a property contains baseboard heating elements, we will check for failed baseboard elements constantly. Failed elements will be noted and replaced in a timely fashion. In the event they are in the way of building occupants or in tenant spaces an alternate plan for disassembly and repairs will be provided to the customer for safety purposes.

  • Operate and maintain building plumbing and water systems, including, but not limited to, clearing drains, replacing faucet fixtures, repairing and servicing water fountains and hot and cold-water piping systems, flushing the drinking water system, patching and replacing insulation on pipes for housings and waterlines, cleaning and servicing the hot water tank, and servicing or replacing other plumbing and water system-related equipment within the normal scope of a Maintenance worker’s capabilities.

  • Maintain drains and faucets at convenience station kitchens, bathrooms, and janitor closets.

  • Test fire protection systems in accordance with procedures provided by Client’s Safety Team, check sprinkler system control valves to ensure they are operational and open to correct settings, and maintain other fire-related protection system components within the normal scope of a maintenance worker’s capabilities.

  • Replace light bulbs and ballasts.

  • Provide general maintenance support for the Client facilities, including, but not limited to, making cosmetic repairs to walls and ceilings, replacing ceiling tiles, troubleshooting, and making minor repairs to Client facilities equipment, repairing extension cords, making minor repairs to or servicing locks and doors, making minor repairs to furniture or fixtures, performing minor carpentry work such as picture hanging, and other general service projects.

  • Participate in projects to complete maintenance and repairs to various types of mechanical, electrical, plumbing and life safety systems.

  • Utilize the work order system with a cell phone or laptop device to accept work orders, report status, update and close-out for completion.

  • Maintain building logs, preventative maintenance logs, refrigerant logs, etc.
