Johnson Controls Inc. Life Cycle Asset Manager P3 in Glendale, Kentucky

What you will do

Responsible for managing the oversight and management of the Lifecycle ('LC') element of various P3 facilities to ensure a balance of the operational risk of asset renewal against the opportunity to generate returns to the company and maintain a reserve for future requirements. Lifecycle is a unique element of P3 projects as it is a regular payment to cover both Lifecycle Maintenance (non-annual maintenance elements) and the renewal and replacement of building assets in part or in total as they reach end of life. The concept of Lifecycle management is analogous to that of capital planning with the key difference being that JCI holds and manages the Lifecycle funds and retains any funds that are unspent funds: in this manner Lifecycle management is like insurance.

JCI manages Lifecycle on a portfolio basis as separate P&L which is jointly administered by the sites and the LC team in accordance with the Lifecycle Management. In 2024 the consolidated LC plan is US$41.7m revenue and US$9.1m margin using CDN FX rates in place at that time. The Lifecycle Asset Manager is a subject matter expert that provides the JCI O&M operational staff with advice and direction of lifecycle delivery and planning of individual sites or a group of sites to balance risk mitigation and preservation of funding. They are also responsible for fiscal planning and forecasting and updating the specialized Lifecycle Management tools.

How you will do it

  • Provides both leadership to the LC team and a central point of expertise for the JCI operational sites.

  • Responsible for direction setting and consistency of management across the LC portfolio

  • Responsible for strategic management of the LC business working with the JCI operations team and Senior leadership.

  • Ensures that LC delivery and approval of funding by project is in accordance with JCI processes while balancing the renewal of assets to mitigate risk in a manner that is cost-effective and timely meeting JCI fiscal expectations. This is done by a process of influencing and guiding both the JCI site operation teams who provide the annual Lifecycle planning and the JCI project teams who deliver the projects.

  • Maintains a proactive relationship with their sites and understand business needs of the project. Communicates those business needs to JCI management.

  • Reviews and recommends funds release for LC projects and assists with development of the LC project budget.

  • Communicates operating philosophy, objectives, and expectations to JCI O&M staff in a continuing effort to build the team's understanding of the LC business workstream.

  • Manages, directs and schedules day-to-day and long-range activities for assigned properties and ensures that the O&M staff are properly following processes and procedures.

  • May establish process performance metrics; tracking, analyzing, and reporting performance in terms of Lifecycle fiscal performance against agreed five-year plans. May take corrective action to bring about required change and ensure contract requirements have been executed at a level meeting requirement.

  • Resolves problems and/or conflicts and maintains open communication with the site teams on LC matters providing regular written and oral reports to ensure satisfaction.

  • Provides technical expertise and guidance to O&M staff and manages resolution of complex problems for LC matters.

  • Provides the technical and management direction for LC activities utilizes all JCI resources (i.e., Branch, Procurement, etc.) to reduce balance risk and return. LC activity is delivered on an annual basis with different deliverables spread thru the year; the division of time is shown in the picture below. LC transactions, LC planning, Fiscal Management and Lenders reporting are the current main responsibilities. It is expected that in the next five years Full Term Forecasting, Self-perform and the development of Alternative Solutions, leverage of Procurement and Hand back will become increasingly important.

  • Complies with all company policies and procedures and adheres to company standards.

  • Performs other duties as required.

What we look for

  • Bachelor's degree in electrical or mechanical engineering or Accounting or alternatively operational experience.

  • Three years of facility management or project delivery experience required with two years of supervisory experience in management, budgeting, vendor management, operations and maintenance required.

  • Demonstrate leadership abilities and organizational skills.

  • Demonstrate communication and interpersonal skills.

  • Ability to manage data to provide information

  • Able to manage and train entry-level personnel.

  • Able to deal with customers and others at all levels.

  • Must be a team player, committed to working in a process driven analytical environment.

  • May require the ability to travel.
