What you will do

In this job you are responsible to drive and ensure the successful realization of property development projects within cost, time and quality constraints.

As a Property Project Manager you are accountable for the successful realization of property development projects, ensuring that the business benefits are met. This means delivering the project to scope, time, cost, resources, quality and other defined targets.

You are accountable for continuously reviewing the ongoing validity of the projects and to make recommendations of actions to the sponsor and/or steering committee. You liaise closely with main stakeholders, contractors, architects and consultants during each phase of the project.

You are responsible to secure compliance with the Project Steering Model (PSM) in all real estate property projects and to act on behalf of the sponsor and/or steering committee to realize the Real Estate or Truck Division/Business Area/Group Function project’s business case. As a Property Project Manager you are also the main contact for Truck Division/Business Area/Group Function needs.

Key Responsibilities

•Responsible to ensure that all requirements and objectives of the project phases are met and to manage the project team members.

•Responsible to follow up on progress and performance of the projects during all the project phases.

•Responsible to secure that investments and divestments are brought up in time according to defined processes and time plan.

•Responsible for the planning, registration and update of investment and divestment projects in internal IT systems and to the Investment Board, including monthly OPEX and CAPEX estimates.

•Responsible to provide Business Control with input regarding capitalization of the projects, i.e. correct amounts and periodization.

•Responsible to ensure Health & Safety and local code compliance in all real estate property projects.

•Responsible for the evaluation and selection of local contractors and design/construction consultants for property projects and assignments within scope, in close cooperation with Volvo’s purchasing function.

•Support in land and/or property acquisition projects.

•Responsible for all project documentation, incl. CAD-drawings, 3D models and to ensure complete and accurate information.

•Responsible to secure an efficient hand over of the project and documentation to the Property Manager.

•Responsible for the process of orders and invoices that is related to GRE, regarding specific projects.

Who are you?

Education/Certificates

•MSc/BSc within Engineering and adequate trainings in Project Management

Skills

•Minimum 5-7 years’ experience within construction for industrial facilities managing medium to larger scale projects.

•Knowledge of project management techniques, models and tools including change management.

•Knowledge of CAD and graphic systems including AutoCAD, Revit, Sketchup, Adobe Creative Suite and associated platforms

•Good understanding of the Real Estate business and market knowledge.

•Knowledge of leases, contracts and construction practices.

•Analytical with solid presentation skills.

•Successful people and culture leadership.

•Fluent skills in English, written and spoken.
