Under the direction of the assigned manager, the Title Agent will search and review the chain of title and related matters affecting real property for both residential and commercial files for the purpose of issuing a title commitment for policy or for generating an informational report. The Title Agent will determine insurability of title by applying our underwriters guidelines and will determine the requirements necessary to cure title defects and the exceptions to coverage that will allow the subsequent issuance of an Owners and/or Loan Policy of Title Insurance and any required endorsements. The Title Agent will perform subsequent searches and review and update requirements or exceptions, as needed, to ensure the effective date of a title commitment is current. The Title Agent will also research and compile reports to provide information to customers where insurance is not required.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

  1. Research and compile title evidence from multiple sources, including, but not limited to; court houses, internal title plants, and various government websites.
  2. Conduct extensive review and analysis of title evidence in compliance with federal, state, and local regulations as well as in compliance with underwriters and internal company guidelines, whether the evidence is compiled by the title agent, by another associate, or by third-party vendors, and determine appropriate requirements and exceptions in order for the company to issue a title policy and any required endorsements.
  3. Read and draw legal descriptions to determine insurability in compliance with underwriters and internal company guidelines.
  4. Review updated search as necessary to ensure commitment is accurate and up to date. Make additional requirements or exceptions, as necessary.
  5. Communicate in a concise, clear, and timely fashion with underwriters and internal and external customers when necessary to facilitate title production.
  6. Maintain active license and knowledge of current regulatory guidelines and underwriting practices by attending training classes provided by underwriter affiliates and WACO Title Company.
  7. Understand and comply with bank policy, laws, regulations, and the bank\'s BSA/AML Program, as applicable to your job duties. This includes but is not limited to; complete compliance training and adhere to internal procedures and controls; report any known violations of compliance policy, laws, or regulations and report any suspicious customer and/or account activity.
