Louisville Metro Government Housing Rehab Technician in Louisville, Kentucky

Description

ESSENTIAL FUNCTIONS:
Inspects residential dwellings year-round to determine Housing Quality Standards (HQS).
Communicates housing quality concerns to property owners and tenants. 

Examples of Duties

UNDER GENERAL SUPERVISION
Contacts property owners to schedule appointments for initial inspections and re-inspections.
Communicates with property owners, landlords, case managers and Housing Specialists regarding necessary findings and repairs.
Inspects dwellings to determine repairs needed to comply with Housing Quality Standards (HQS).
Tests electrical wiring and circuits using electrical testing devices.
Completes lead paint visual assessment.
Samples lead based paint and coordinates the testing of the sample.
Develops scheduling and inspection documents.
Maintains records and files, prepares and submits reports.
Performs emergency inspections related to safety.
Maintains Lead Assessor certification and other obtained certifications.
Attends staff meetings and any required training.
Performs related work.

Minimum Requirements

High school diploma or the equivalent

WORK EXPERIENCE
Two years of residential or commercial construction or rehabilitation; electrical, plumbing, heating or energy systems inspection; installation or repair; energy conservation or weatherization; housing, urban or community development experience.

OTHER MINIMUM REQUIREMENTS
Must have a valid driver's license and must provide one's own source of transportation.

SPECIAL REQUIREMENTS
Previous Housing Quality Standards (HQS) experience.
Previous experience with Lead sampling and assessment.
Previous experience working with special populations such as low income, formally homeless, disabled, elderly or children.
Familiarity with basic Microsoft applications and basic computer skills.

PHYSICAL REQUIREMENTS AND WORKING CONDITIONS
Meets regular and punctual attendance standards and any special needs of the position as determined by management, including mandatory overtime and performing related work.
