Associate Director - Facilities & Capital Projects

SALARY: $75,616.91- $82,017.08

LOCATION: Lynnwood, Washington

DESCRIPTION:  

The Associate Director for Facilities & Capital Projects works in collaboration with the Executive Director to provide a safe and comfortable physical environment for the campus community to learn and work.  The position oversees  the Custodial, Maintenance and Grounds Departments, as well as facilities programs such as leases, contracts and compliance with state and federal laws pertaining to facilities.

Responsibilities include, but are not limited to:

Direct supervisor of Plant Manager, Grounds Manager, Custodial Manager, and Environmental, Health, and Safety Specialist (EHS), and ensure department operations are effectively meeting objectives and goals.   Assist with planning and administration of Capital Construction Projects.

Development and management of operating budgets, including revenue accounts, budget revisions, cost transfers, and cost estimates. 

Work with direct reporting managers and requesting department & division on complex in-house improvements, repairs, and moving projects.

Recruitment, training, conduct performance evaluations, and provide guidance in setting clear expectations and goals.

Analyze data in the state database and provide direction to managers on prioritizing campus work orders.

Respond to campus emergency issues after hours and weekends, e.g., flood leaks, power outages, and weather increments. Oversee team preparation and responses, including negotiating services & contracts with external contractors to assist with emergency resolutions.  

Analyze energy cost increases and collaborate with managers on discovery of cause and mitigation. Closely work with maintenance plant manager & lead maintenance mechanic to reduce energy cost across the campus to alleviate the impact of utility rate increases and underfunded utility budgets.

Work with the Clean Buildings Team to ensure campus remains compliant with the Clean Buildings Act requirements.

Oversee the College's property lease program including management of new and renewal lease property activities and agreements, collaboration with department heads on acquisition of new lease property and renewal lease require
