DUTIES AND RESPONSIBILITIES
Completes intermediate to advanced level accounting transactions in preparation of client financial statement packages.
Generates and reviews financial packages for accuracy and comprehensive reporting.
Prepares packages on a schedule to ensure timely delivery to the client and other management teams.
Adheres to Client Accounting Policies and Procedures (CAPP) to ensure internal and external reporting requirements are consistently met.
Reviews and audits funding and payment requests for accuracy, documentation, and authorization in accordance with established operating procedures.
Responds to and resolves issues and requests from management teams and clients regarding various accounting issues and reports, including Profit and Loss statements.
Research open accounting issues and recognizes potential issues and/or conflicts so corrective action can intercept and minimize issues.
Participates in budgeting and forecasting for assigned property portfolio, new property and client transitions, and client audit requests.
Assists in training team members on portfolio specific transitions.
Monitors scope of services delivered and provides feedback to manager regarding any changes in scope.
Coordinates work with other team members within single point-of-contact (SPOC) guidelines.
Prepares monthly Asset Management Fee and Success Fee of PTMC to be reported to AIA Accounting Group
Reports to AIA Head of Investment and Asset Management on the updates of Owners accounts
Reports to PTMC Accounting Head and to AIA Tower Condo Corp. Sr. Property Accountant on the monthly Financial Reports and updates
Prepares monthly rental billings and collections of Condo Corp. owners (SSS and BPIAMTC) accounts.
Performs other duties as assigned.
SUPERVISORY RESPONSIBILITIES
No formal supervisory responsibilities in this position. May provide informal assistance such as technical guidance and/or portfolio specific training to co-workers.
Bachelor's degree in Accountancy or any related field
A minimum of 3 years of experience in property accounting, real estate finance, or any industry
Strong understanding of property management and real estate development, and a high level of attention to detail with excellent analytical skills
Knowledge in preparation of documentation pertaining to documentation and financial close out
