The Alaka’ina Foundation Family of Companies (FOCs) is looking for a Senior HVAC Mechanic to support a customer out of Maui, Hawai'i.

The candidate is responsible for planning, organizing, scheduling, and providing support for the daily maintenance operations of HVAC requirements supporting all systems and government property.

DESCRIPTION OF RESPONSIBILITIES :

  • Perform daily operational checks of all HVAC specialty systems and equipment in the entire building.

  • Respond to all HVAC equipment and systems related troubles and alarms.

  • Services and operates all types of residential, commercial, and industrial air conditioning and refrigeration equipment, climate-controlled automation systems, energy management control systems and program control systems.

  • Installs and maintains a variety of mechanical and electrical components including chillers, ice machines, compressors, motors, heaters, pumps, fans, ducts, pipes, evaporators, condensing units, switches, thermostats etc.

  • Receives and evaluates work orders and requests.

  • Investigates requests or problems where appropriate and establishes priorities.

  • Manages the work of outside contractors to ensure all work meets applicable codes.

  • Originates necessary documents, forms, reports, etc. and queries various computer work systems to extract information concerning project materials, or services.

  • Coordinates materials and Coordinates with other technical personnel in the identification of materials, parts assemblies, and requirements for a variety of requisitions.

  • Responds to emergency site maintenance as required.

  • Works with minimal supervision or with a team of air conditioning, electricians, and maintenance mechanics.

  • Tests, repairs, modifies, calculates, operates, maintains, overhauls, and calibrates small to large units.

  • Troubleshoots, install, tests, repairs, modify, relocates, maintains, and calibrates refrigeration equipment, air conditioning equipment, pneumatics controls and auxiliary equipment such as drinking fountains, exhaust fans, supply fans and smoke purge fans etc.

  • Interpret diagrams, drawings, technical manuals, and other instructions for air conditioning equipment, building plans, blueprints, wiring diagrams, and engineering drawings and use trade formulas.

  • Maintain and troubleshoot a variety of complex HVAC systems and equipment such as computer room Liebert units, small standalone Heat Pumps in communication closets, make-up air units and RCU’s for cleanroom environments and other HVAC equipment.

  • Use tools and equipment to include but not limited to, measuring tapes, grinders, power tools, cutters, pipe wrenches, volt, amp, ohm meters, thermometers, torches, computers, manometers, airflow measuring equipment, vacuum pumps, and various hand tools.

  • Assures that work assignments, procedures, sequence, methods, and deadlines are completed on time.

  • Perform complex troubleshooting and calibrations on all types of AHU controls and components.

  • Must be able to understand and interpret sequences of operations and how they relate to AHU operations and make changes as required.

  • Complete required monthly safety and equipment training.

  • Inspect and maintain all required PPE daily.

  • Inspects and diagnoses problems to determine necessary corrective repairs.

  • Keeps supervisor apprised of unique situations and problems encountered.

  • Performs on call and preventive maintenance duties, as necessary.

  • Ensure proper housekeeping practices are strictly observed.

  • Assists other trades as required to accomplish maintenance activities.

  • Must be available and able to respond to emergency call-ins when required.

  • Must participate in an annual medical evaluation & meet all the necessary medical requirements to wear negative pressure respirators and perform the physical requirements of the job.

  • Must pass the required negative pressure respirator fit test and maintain the requirement.

  • Must be physically able to climb all types of ladders, a-frame, vertical, extension etc.

  • Must be physically able to climb up on and maneuver on raised walkways and platforms with limited access.

  • Other duties as assigned by Supervisor

    Environmental Factors: Works in indoor and outdoor environments that contain excessive heat, cold and humidity, excessive dampness, electrical energy, dust, fumes, solvents grease, oils, moving machinery with moving parts, moving object or vehicles and slippery or uneven surfaces.

    Physical Effort: Works from ground level, ladders, and platforms on equipment and systems where parts are hard-to-reach. Frequently lifts parts and equipment weighing up to fifty pounds and occasionally over fifty pounds. Standing, stooping, bending, kneeling, climbing, and stretching for prolonged periods will be necessary.

    REQUIRED DEGREE/EDUCATION/CERTIFICATION :

  • High school diploma or equivalent. (Technical, Vocational, or Trade School graduate desired)

  • Possess and maintain a current EPA certification per section 608 of the Clean Air Act.

  • Possess and maintain a “Universal” level or above in CFC refrigerant certification which must be always carried while performing the job.

  • Valid state driver’s license with an acceptable driving record.

    REQUIRED SKILLS AND EXPERIENCE :

  • Ten (10) years’ experience in the HVAC trade in service and maintenance.

  • Adequate specific site experience to perform services required as determined by employer.

  • Working knowledge of Microsoft Office programs including Word, Excel, and Power Point.

  • Working from building plans, blueprints, other plans, and sketches; estimate materials and time needed to complete jobs; use hand and power tools.

  • Knowledge of industry standard HVAC/R codes and regulations.

  • Communicating effectively orally and in writing. ( Ability to speak, read, and comprehend English. )

  • Completing all mandated training requirements per government and management directives.

  • Timely and cost-effective performance of duties.

  • Timely completion and accuracy of all departmental work.

  • Ensuring compliance with company safety regulations.

  • Dealing with a variety of people in a professional, courteous manner in diversified situations.

  • Adherence to established company safety policies and good industrial and office safety practices.

  • Compliance with company Standard Operating Procedures, policies, and plans.

  • Effectively coordinating several projects simultaneously.

  • Having the ability to work well under pressure.

  • Knowledge of common safety practices and protective equipment (PPE).

  • Ability to understand and follow directions.

  • Ability to work cooperatively and safely with others on common projects.

  • Problem solving skills.

    DESIRED SKILLS AND EXPERIENCE :

  • Background in Building Maintenance.

  • Understanding of government contracts, correspondence, reports, and records.

  • Experience with Building Automation Systems (BAS) and other Industrial controls and components.

    REQUIRED CITIZENSHIP AND CLEARANCE :

  • Must be a U.S. Citizen.

  • Must have a Secret clearance.
