Carrier’s Real Estate and Integrated Facilities Management Function is responsible for managing the organization’s portfolio from site selection through ongoing building maintenance. Buildings and facilities services are vital for Carrier’s operation. We work with industry leading technology and third-party providers to strategically manage assets for Business Unit stakeholders around the globe. Our portfolio consists of over 1,100 plants, warehouses and offices totaling 40+ million square feet and spanning 54 countries. We drive operational efficiency and improve employee experience through data driven decision making.

We have an exciting opportunity for an Associate Director, Global Lead of Facilities Management and CAPEX within Carrier’s Real Estate organization. The regional facilities lead will be responsible for all facilities management spend and successful transition from an in-sourced model to a centralized, outsourced model as well as having direct reports supporting Facilities and CAPEX globally in regions.

This position will drive implementation and savings associated with the real estate strategy of implementing and managing integrated facilities management across manufacturing, office, research and develop, and distribution centers. This leader will combine key synergies across EHS, MRO, Capex, and Facilities helping to deliver an enhanced operating model providing support to Carrier’s key businesses.

PRIMARY RESPONSABILITIES

  • Lead a team of direct reports for Global Facilities Management support, Factory support and CAPEX.

  • Leadership of the IFM program in NA/LATAM

  • Develop and Implement IFM model strategies across Carrier’s global portfolio in EMEA and APAC – Complete RFP, due diligence, transition, full implementation, and ongoing performance as required

  • Manage relationships with Facilities providers.

  • Oversee customer relationship management with Carrier BUs

  • Work with direct reports and Facilities providers to prepare, approve and monitor budgets / capital plans.

  • Drive productivity within the Facilities and CAPEX categories - drive synergy with EHS and MRO categories.

  • Drive KPIs/SLAs with business partners, deliver planned savings and maintain high service levels

  • Lead change control process and escalate issues to global leadership / Steering Committee.

  • Support issue resolution, incident management and communications

  • Provide strategic leadership and commodity oversight to maximize business value and results.

  • Operational and spend analysis, development and execution of annual sourcing strategies, supplier negotiations, supplier performance management & operational support.

  • Partners with internal clients and stakeholders to identify sourcing needs and improve sourcing strategy. Leading frequent meetings, project development, negotiation and execution are key deliverables.

  • Analyzes suppliers' operations to determine factors that affect prices and lowest cost consistent with quality, reliability, and ability to meet required schedules.

  • Responsible for overall relationship with one or multiple strategic accounts across a given commodity.

  • Ensures supplier or commodity is performing to the designed requirements from delivery, quality and cost perspective.

EDUCATION

  • MA/MS degree with 7+ years’ experience (preferred);

  • BA/BS degree with 10+ years’ experience.

PREFERRED EXPERIENCE / QUALIFICATIONS

  • 10+ years’ experience in facilities management, supply chain management, or other operations leadership.

  • 10+ years’ leading cross-functional teams.

  • Proven ability to exercise independent business judgment to drive strategy and results.

  • Proven ability to lead a regional team to achieve results through leadership & influence. Ability to excel in a dynamic environment.

  • Ability to lead analysis and resolution of complex problems where success requires the evaluation of both tangible and intangible variables.

  • Ability to travel internationally as required for due diligence, transition, and issue resolution.
