Description

TheHousing Field Supervisorwill coordinate & manage all day-to-day field work offsite with the maintenance staff. Supervise, train, and manage the maintenance crew in performing all essential scatter site job functions. Proactively work with the Housing team to keep the GMHC housing stock in good repairs and up to code. Responsible for performing repairs & maintenance of housing stock as it relates to minor repairs, turnover, broom ready and ready for occupancy. Knowledge of building repairs. Team player, and ability to work alongside others.

Essential Job Functions

The following duties are mandatory requirements of the job:

  • Knowledge of how to manage scatter site housing stock, recycling, trash removal, plumbing, painting, flooring including but not limited to minor maintenance requests. All spaces designated for cleaning.

  • Handy skills as follows but limited to: apartment walk thru, observing anything needing fixing, cleaning, repairing, changing light bulbs, patching holes, light plumbing, changing toilet seats, light fixtures, troubleshooting landlord maintenance requests as needed.,

  • Manage communication with building Superintendent and vendors, act as a liaison.,

  • Train maintenance staff, Supervise and perform tenant moves as needed.

  • Practice universal precaution and all safety measures at all-times, enforcing with other team members, especially COVID safety guidelines and safety protocol.

  • Ability to lift 50/60 pounds or more.

  • Know how to read ‘Material Safety Data Sheet’ (MSDS) sheets and take appropriate action should and emergency occur. Update MSDS books quarterly.

  • File annually the DEP community right to know chemicals online.

  • Placing service calls to various vendors via phone or email, following up of repair or service to completion.

Other Responsibilities

The following duties are to be performed as assigned by the supervisor:

  • Oversight of the cleaning crew and repairs of the housing stock.

  • Write up incident reports and other reports immediately as per occurrence for self or others in the unit.

  • Help in trainings, enforce & orientate the cleaning crew and new hires in the department. Trainings will entails safely handling chemicals, safety in the field while working, universal precaution, reading MSDS sheets, fire & life safety (Emergency Action Plan, Fire Plan, Active Shooter, Evacuation, Fire Extinguisher Usage) and knowing what to do in various emergencies.

  • TRIAD: Various monthly reports data to procure and send to supervisor. Such as info needed for Dashboard, Data Driven Administrative Supervision (DDAS),

  • Ordering departmental supplies & other items as needed and keeping track of inventory so we never run out.

  • AIDS WALK New York is a function of GMHC, to manage and execute. All staff are expected to participate and play a role (to be determined). AIDS WALK Sunday and days leading up to the WALK is mandatory workdays.

  • All duties as assigned by supervisor & GMHC Executive Team.

Supervisory Function

  • Manage & supervise the maintenance crew, their work, performance, scheduling, time sheets, performance reviews, DDAS, Dashboards, CQI, regular supervision & keeping notes.

Requirements

Education and Certification

  • H.S. School Diploma, GED/HSE, or proven experience in cleaning, janitorial, custodian, facilities repairs and maintenance work, & supervisory skills

Special Skills and Knowledge

In addition to the above-listed job responsibilities and educational requirements, the ideal candidate for this position possesses most or all the following:

  • Experience in janitorial and facilities maintenance work

  • Work with others, staff, and coworkers as a team

  • Filling out reports or work sheets when required

  • PC skills, working in outlook, word, excel, power point, internet research, etc.

  • Communication: Polite, articulate, good mannerism, etiquette and thoughtful. Use of a two-way radio to communicate with supervisor & others / cell phones / texting / taking pictures as required, computer usage (Word, excel, outlook, Teams)

  • Organizational skills, keeping track of maintenance work, deliveries, cleaning, maintenance staff, unscheduled work, facilities supply (office, maintenance & janitorial supplies), etc., not limited to the above.

  • Ability to listen and follow instructions in carrying out duties exactly as the agency requires.

This is an in office position

Salary range $55,000 - $60,000
