J&J Worldwide Services Assistant Contract Maintenance Manager (ACMM) in San Diego, California

General Summary

Position provides oversight, direction and coordination for all operations and maintenance (O&M) activities at assigned jobsite to ensure adherence to contractual objectives. Position supervises and coordinates activities of skilled trades workers engaged in maintaining and repairing equipment, structures, utility systems, buildings, and grounds at assigned jobsite.

Essential Duties and Responsibilities

  • Perform O & M Management administration functions, handling a variety of actions and problems relating to assigned contract(s).

  • Monitor management plans designed to accomplish contractual objectives and provide direction and support to subcontractors, support staff, trades and crafts.

  • Responsible for scheduling of work to be performed.

  • Responsible for submitting various monthly progress reports in accordance with contract and J&J requirements

  • Manages and commits contract resources; monitors budgets on assigned contracts.

  • Responsible for safety of all personnel on job, including sub-personnel, compliance with environment standards and quality of work performed.

  • Conducts training of staff, as well as safety meetings and briefings.

  • Research and address customer and employee complaints.

  • Expect approximately 50% of time working hands on in field performing maintenance of HVAC/Electrical systems and the remaining time on Contract Management tasks

  • Additional duties as required.

Knowledge, Experience and Skill Requirements

  • Technically qualified in the field of Healthcare Facilities Management.

  • Minimum five (5) years’ experience in medical/health care (bedded-inpatient) facility operations and maintenance, including the supervision of a diversified work force responsible for 24-hour (24/7/365) operations, maintenance and repair of medical facility systems.

  • An American Society for Healthcare Engineering (ASHE) certified Healthcare Facility Manager (CHFM) certification preferred.

  • Knowledgeable and skilled in the operation, repair, and maintenance of HVAC systems, electrical, plumbing and mechanical systems, fire systems and security systems.

  • Experience with The Joint Commission, NFPA, AAAHC, EPA, OSHA and other regulatory compliance applicable to a medical facility.

  • Ability to conduct accident investigations and safety inspections.

  • Ability to read, write, speak and understand English.

  • Strong written and oral communication skills.

Work Environment

  • Works in office areas as well as throughout the facility.

  • Physical demands include intermittent sitting, standing, and walking, and occasional bending reaching and lifting.

  • Limited exposure to elements such as heat, cold, noise, dust, dirt, chemicals, etc. but generally not to the point of being disagreeable.
